Homes were selling for an average of 102.1% of asking in May. At the same time, more inventory was coming to market, and we were seeing both multiple-offer situations and price reductions. Buyers were competing, but they were also becoming more selective.

Competition and selectivity at the same time

  • Multiple offers: homes that matched demand drew competing offers.
  • Price reductions: not every home benefited equally from the strong headline numbers.
  • More choices for buyers: rising inventory made presentation, condition and pricing more important.
  • Affordability pressure: interest rates and higher monthly payments limited buyers’ purchasing power.

For buyers

A sale-to-list ratio above 100% didn’t mean every house called for the same strategy. Some homes drew competition while others sat long enough to cut their price. A market like that rewards looking at the individual property: condition, disclosures, competition, financing and the real interest around the home. More in our Marin County buying guide.

For sellers

Our advice at the time emphasized up-front preparation and staging. Buyers still competed for appealing homes, but with more inventory and affordability pressure they could afford to be selective, so strong market statistics alone wouldn’t make up for weak preparation or positioning.
