Staying in your Marin home may be the simplest choice. Moving could mean fewer stairs, a shorter drive or less upkeep-but property taxes, moving expenses and the condition of the next home all change the calculation.
Start with the property and your own priorities. You can make the decision independently or involve a partner, friend or chosen-family member; there is no standard household or schedule to follow.
California's Department of Aging outlines several housing choices, including remaining at home with support or moving. In Marin, compare actual properties and costs, not just categories in a brochure. California: Housing Options Explained.
Look at access, stairs, heating and cooling, maintenance, daily routines and the cost of needed work. Changes to the layout or a possible accessory dwelling unit (ADU) call for property-specific permit checks and qualified advice.
Compare the total ownership cost, not just square footage. A condominium might reduce exterior maintenance but add HOA dues, special assessments or rules; taxes, insurance, stairs and transportation still matter.
Being closer to people or services you choose can matter more than the floor plan. Compare places using your own access, cost, transportation and daily-life criteria rather than assumptions about which Marin neighborhood suits an LGBTQ+ household.
People and decisions
A friend, long-time partner, adult child or chosen-family member may be central to your life without automatically having legal authority over a property or financial transaction. If you want someone else to be able to act on your behalf, ask a qualified California estate-planning attorney to review ownership, wills or trusts, powers of attorney and your wishes. Those documents need legal advice, not a Realtor's interpretation.
California's registered domestic-partnership rules describe state-law relationship rights, but partnership registration does not itself select an agent for all financial, real-estate or health decisions. The California Courts estate and advance-care guidance distinguishes powers of attorney for property/finances from advance health-care directives. An estate-planning professional should establish what authority a chosen-family member or partner actually has.
If multiple people share ownership or decision-making, discuss with the responsible professional how signatures, communication, occupancy and eventual sale would work before a deadline.
Marin resources
Marin County Aging and Adult Services is the county's Area Agency on Aging. Its information and assistance service can help callers explore community resources, including housing assistance, transportation, caregiver support and legal-service referrals. Call the county's Information and Assistance line at 415-473-4636; referral does not guarantee service availability, qualification, funding or placement.
California Department of Aging's LGBTQIA+ older-adult resources discuss the importance of social connections and trusted support networks. The statewide information is not evidence that every LGBTQ+ older person in Marin has the same needs.
Marin LGBTQ Center is a volunteer-led community hub in San Rafael, with office hours by appointment and current programming described on its own website. It is a community resource, not a Thorne affiliate or an endorsement. Confirm schedules directly with the center.
Write down what you want to keep about daily life in your current home and what you would like to change: maintenance, stairs, transportation, access, weather exposure or monthly costs. If another home is under consideration, compare property taxes, mortgage implications, HOA obligations, repairs, insurance and transaction expenses with appropriate tax and financial advisers. A smaller home is not automatically less expensive.
For an eligible owner age 55 or older, California's Proposition 19 may permit transfer of a principal residence's property-tax base to a qualifying replacement home, subject to ownership, residency, timing, value and filing rules. This is not automatic and not a promise of tax savings. Check with the county assessor and a qualified tax adviser before relying on it. California Board of Equalization: Proposition 19.
Think about future flexibility as well: access, a workable layout and the support you would want nearby. If other people are involved, decide whom you want at meetings, who has legal authority to act and how you prefer the team to communicate. Legal permissions need their own qualified review.
If you decide a sale makes sense, review our home-preparation guide before spending on updates. There is no reason to undertake listing work unless selling is the choice you have made.
