Mount Tamalpais above the marine layer

Marin County recorded more residential sales in the first quarter of 2025 than a year earlier, but the countywide number hid big differences between communities. This is a historical snapshot from April 2025, not today’s market.

Q1 2025 at a glance

  • 314 properties sold in the quarter
  • +22% sales compared with Q1 2024
  • 50 days average time on market

The local differences were bigger than the average

The countywide 50-day average hid communities moving at very different speeds and prices.

  • Belvedere: the highest average sale price in the report, about $6.817 million, with one of the longest average marketing periods at 71 days.
  • Fairfax: the lowest average sale price cited, about $1.278 million, with a comparatively long 66 days on market.
  • Kentfield: the shortest average marketing period, just 9 days.
  • Larkspur: close behind at 10 days on market.

What it meant for buyers

Even within one quarter, a countywide statistic couldn’t tell a buyer how fast a particular local market was moving. A 50-day average existed alongside towns where homes sold in under two weeks and others where they took over two months. That’s why comparing specific local markets matters more than treating Marin as one pool. More in our Marin County buying guide.

What it meant for sellers

The same goes for pricing. A countywide sales count is useful context, but a seller’s real competition is much narrower: similar homes, in similar locations, competing for similar buyers. Historical reports are context, not a substitute for current comparable sales. More in our Marin County selling guide.
